In a continuing effort to keep our community updated and as safe as possible, the common areas and community in general is assessed by the board along with input from homeowners for improvements.
2005 Projects - Summary
Several projects were undertaken in 2005 with a fair degree of success. The Tranquil Trail sidewalk project is 75% complete and will be finished this spring. Lighting was added to most of the entrance signs in the neighborhood and the remaining 2 signs will be completed this spring as well. 2 new park benches were added to the playground area as well as a trashcan to the basketball court area.
2006 - Projects
Park "Swell" Area
Park "Swell" Area - This has been a project the board has been working to get completed since 2005. We were unable to get a landscaper with the ability to do the project located and under contract before the sprinkers were turned on for the summer. Once the ground is wet it is nearly impossible to do the work the needs to be done. We are happy to announce we have contracted with EarthWorks Landscaping to perform the necessary grading and concrete work to complete this project. Work is slated to begin in early March and should take no more than 2-3 days to complete.
Pond Area
Pond Area - Earthworks Landscaping is currently researching pricing to repair or possibly completely replace the current pond liner. Additionally, the entire area is being assessed for a face lift with cleaner looking landscaping, improved waterfall area and a free floating fountain that would serve a dual purpose of circulating water and eliminating algae as well as providing a very pleasing entrance piece to community. Depending on price, this project may be divided into a 2 year project but the goal is to get it completed in 2006 if at all possible.
Entrance Signs
Entrance Signs - As many have noticed, the entrance signs are begining to show substantial wear and several are in the advanced stages of decay. These signs are made from wood and, despite the appeal and price, are high on maintenance and short on wear. The board has spent the winter researching options for replacing these signs and have selected a cost effective, viable option. The existing signs will be replaced with lazer cut metal signs that are powder coated and have a 30 year guarantee. The stucco sign holders and rock posts will remain the same as will the logo and font of the original signs. The new signs will be up by the end of April. Due to cost, we are replacing 4 signs this year and 4 in 2007 although the board is looking into a grant that would pay for 1/2 of the total project allowing us to do all 8 signs this year for the same price of 4.
Tranquil Trail Project
Tranquil Trail Project - The sidewalk & landscaping project was mostly completed in 2005, however a local landscaper skipped out on the final landscaping of the rock area bordering the sidewalk. Again, we are happy to announce we have contracted with Earthworks Landscaping to complete this area. Work should be completed by early spring.
Baseline Rd Entrance Planters
Baseline Rd Entrance Sign Planters - Earthworks Landscaping is also going to complete plantings in both of the signage areas on the west entrance, Baseline Rd. area. Plantings will consist of mainly ornamental grasses and perennial bushes as well as a 4 x 6 flower bed directly below the signs in each planter. This flower bed concept will be expanded to include all of the signage areas over the next summer.
